No Place No Pay

  1. Prospective first year students who have applied to attend a University or a Higher Education Institution in any of the cities in which Homes for Students operates, and who book a room with Homes for Students, will be allowed to be released from their Tenancy Agreement if, as a result of not achieving the required A-Level, Scottish Higher (or equivalent) results, they do not gain a place at their chosen university and evidence is provided.
  2. Only new customers who have never lived at a Homes for Students property are eligible.
  3. If a customer does not gain a place at their chosen University or College and wishes to be released from their Tenancy Agreement, they must provide Homes for Students with evidence of their rejection and evidence of the reason why (proof of results achieved etc) no later than 3 working days after their results day.
  4. Evidence can be a written rejection letter from the University/College/UCAS, or a screen shot of the customer’s UCAS status along with the results etc. This can be emailed to [email protected] or posted to Homes for Students, Clock Tower Park, Longmoor Lane, Fazakerley, Liverpool, L10 1LD.
  5. Customers who do not apply to be released from their Tenancy Agreement within this timescale and provide the correct evidence will be bound by the terms and conditions set out in the Tenancy Agreement.

No Visa No Pay

  1. Prospective international students who have applied to attend a University or a Higher Education Institution in any of the cities in which Homes for Students operates, and who book a room with Homes for Students, will be allowed to be released from their Tenancy Agreement if they do not receive the entry Visa they require for their study in the UK and evidence is provided.
  2. Only new customers who have never lived at a Homes for Students property are eligible.
  3. If a customer does not receive the entry Visa they require for their study in the UK and wishes to be released from their Tenancy Agreement, they must provide Homes for Students with evidence of their refusal of entry to the UK to study no later than 7 days after notification of their refusal.
  4. Evidence can be a copy of the letter from the Home Office, UK Visas and Immigration service or other official Visa issuing body as well as a letter from the university, sponsor or institution where they were supposed to be studying. It must clearly show the student’s full name, address and date of issue. This can be emailed to [email protected] or posted to Homes for Students, 3 Clock Tower Park, Longmoor Lane, Fazakerley, Liverpool, L10 1LD.
  5. Customers who do not apply to be released from their Tenancy Agreement within this timescale will be bound by the terms and conditions set out in the Tenancy Agreement.

Discounted Room Prices

Some Homes for Students properties include a discounted rate or special offer. If this is displayed on the website you may be eligible to receive this discount.

  1. Customers who book a room at a Homes for Students property when a discount promotion is running may be eligible to receive the discounted rate.
  2. Any discounts offered will be taken off your last payment of rent. However this will be displayed on the website as what the weekly rate would be with the discount taken into consideration.
  3. Homes for Students do not accept responsibility for any errors or incorrect information shown on any website that is not owned and operated by Homes for Students Ltd and as such, are not bound to honour any rates or information displayed on a third party website or social media where it differs from that shown on our own websites.
  4. Homes for Students do not accept responsibility for any vouchers, discounts, or incentives run by any website that is not owned and operated by Homes for Students Ltd and as such, are not bound to honour any incentives they may offer as part of their own marketing where it differs from that shown on our own websites.
Canalside Rebooker Discount
  1. £5 discount on all rooms and tenancies on the day of the event; Wednesday 15th January 2020 and the day after only.
  2. The Canalside refer a friend incentive will be extended on the 15th and 16th January 2020 so that both the referred and referring friends receive the incentive. The referred friend must attend the event.

Cancellation Policy

Our full termination policy is detailed for you within the booking section of our website. Please read it carefully and ensure that you fully understand it.

You can cancel your booking up to 14 days after you accept your offer or pay your deposit (the Initial Cancellation Period), which reduces to 7 days from 1st August ahead of the academic year being booked, providing you have not already moved in to the property and we will refund your security deposit in full. Deposits will normally be refunded within 28 working days of cancellation, however our legal obligation as a landlord is to secure all deposits with a third party protection scheme. In the event that your deposit has already been sent to the protection scheme by the time you cancel your booking, your refund could take up to 60 days to be refunded due to the protection scheme’s processing period and your deposit refund will come directly from them – you will need your repayment ID which will be sent to you directly by the protection scheme. If the deposit has already been sent to the deposit protection scheme, unfortunately, we are unable to influence their processing time.

If you cancel your booking after the 14 day Initial Cancellation Period (7 days after 1st August), you will remain liable for the weekly rent (for each and every week or part week) until we are able to re-let the room. If we are able to re-let the room we will release you from the agreement upon payment of a £250 release fee which we will recover by retaining your deposit (which will not, therefore, be returned). If you have paid a lower deposit amount, that’s the amount that will be retained.

Deferred Payment Policy

Rent is due 14 days before the contract start date if paying in instalments or on 1st August before the contract start date if paying in full in a single instalment, and rent must be paid before a student can move in to the property. It is very important that students communicate any difficulties meeting this obligation to the Property Manager as early as possible to prevent any issues.

If agreed by the Property Manager*, and providing the correct supporting evidence is supplied, students may be allowed to defer the first payment of rent to fit in with student loan schedules, for example.

If agreed, a minimum of 2 weeks’ rent* must be paid before the student moves in and any deferment of rent is subject to an admin fee of £50 to set up the deferred payment schedule which will also need to be paid before the student moves in.

* To defer payment for Brayford Quay in Lincoln, a minimum of 4 weeks rent is required. This is payable before the student moves in.

Rebooking Policy

Students who rebook their room are able to have their deposits transferred from one year to the next within the Deposit Protection Service. For more information please contact the Sales Team on +44 (0)333 344 2829.

* Brayford Quay do not transfer deposits from year to year. Rebookers will be required to provide a deposit at the start of each year, which will be refunded 28 days after the end of the previous tenancy.

Covid-19 Special Tenancy Procedures for 2020-21 Academic Year Bookings

This document sets out how Homes for Students will proceed with requests for cancellation or delay specifically relating to the COVID-19 outbreak.

Tenancy Agreement

The tenancy agreement is a legal contract between the tenant and Homes for Students. The tenancy agreement is for a fixed term and the student (and guarantor) are liable for the full term of that agreement unless and until express written release is granted.

The usual Termination of Student Tenancy Policy applies for all cancellation requests that are not EXPLICITLY related to the COVID-19 (Corona virus) outbreak.

Initial Cancellation Period

A student can cancel a tenancy agreement for up to 14 days after the date the booking is confirmed (the Initial Cancellation Period). For bookings made from 1st August to 30th September ahead of the academic year the booking is for, the Initial Cancellation Period reduces to 7 days. We will refund the full security deposit. £20 will be deducted from the refunded amount to cover any international bank charges for deposit refunds made to non-UK banks.

Outside the Initial Cancellation Period

If a student wishes to cancel outside of the Initial Cancellation Period, and the cancellation reason is explicitly related to COVID-19, then the following applies: COVID-19 Special Cancellation Policy (2020-21 Academic Year)

Outside Initial Cancellation Period

You may cancel outside of the Initial Cancellation Period in the following circumstances:

  • 20-21 Course which is reliant on IELTS/Pre-sessional course
    If the student is a prospective first year Undergraduate or Postgraduate student and the offer of a place at the University or Higher Education Institute in the UK is subject to completing and passing an IELTS (or equivalent) in the UK or in the student’s country of origin, and this is unable to be completed because the IELTS (or equivalent) is withdrawn entirely, the student may be eligible to be released from the 20-21 tenancy agreement.

    The student must provide written evidence that the course is no longer taking place at all within 3 days of being notified by the education institute and we will release the student from the 20-21 contract without penalty and refund the deposit paid.
  • Travel Ban
    If the student is unable to travel to, or enter, the UK due to a restriction on leaving their country of origin, or a restriction on entering the UK which means they cannot arrive in time to start their course, the student may be eligible to be released from this agreement subject to evidence being provided of a formal travel ban being in force.

    There must be a specific government ban in place at the start date of the student’s course that prevents the student coming to the UK, or entering the UK in time to start their course, and there must be no realistic prospect of a delayed course start date.
  • 20-21 Flexible Start
    *SOME PROPERTIES ARE EXCLUDED FROM THE 2020-21 FLEXIBLE START POLICY, THIS IS ONLY APPLICABLE AT PROPERTIES AS DISPLAYED

    If the course start date in the UK is formally delayed by the University or Higher Education Institute, the student may be eligible for a reduction in the 20-21 tenancy length, and start the tenancy later.
  • The student must provide written evidence that the course start date has been delayed within 3 days of being notified by the education institute, or this must be publicly available and formally announced by the University, the contract may be adjusted accordingly.
  • If a tenancy agreement is adjusted, the reduction in tenancy length will be by a maximum of the length of the formal delay to teaching unless specifically stated otherwise. Some properties may have a maximum length of delay.

Termination by Choice

A tenancy cannot be terminated outside of the Initial Cancellation Period by a student who is already in the UK, or by a student who does not want to attend the university, or who does not want to come to the UK of their own choice. The student remains liable for the entire rent until a suitable replacement tenant is found and all clauses within the tenancy agreement remain applicable. If the room is re-let we will refund the deposit, less any appropriate charges and a deduction of £50 for the administration of the variation of the tenancy agreement.

GENERAL COMPETITION TERMS

  1. If a prize is available, no alternative prize, or cash alternative will be available unless specified in writing.
  2. Entries must be made by a current resident in a Homes for Students property unless specified as open to any other entrants.
  3. The competition will open and close on specified dates.
  4. If a hashtag is required, no entries will be accepted that do not use the correct hashtag.
  5. In accepting any prize, the winner consents to Homes for Students including them in publicity on social media and the Homes for Students website.
  6. The winner must contact Homes for Students in order to claim their prize.

CHRISTMAS JUMPER COMPETITION TERMS

  1. If a prize is available, no alternative prize, or cash alternative will be available unless specified in writing.
  2. This is a naotional competition and entries must be made by a current resident in a Homes for Students property unless specified as open to any other entrants.
  3. The competition will open and close on specified dates.

GENERAL PROMOTIONAL OFFER TERMS

  1. Offers are subject to availability and subject to budget caps. At peak periods, offers are subject to change or removal without prior notice.

  5. All booking incentives must be logged with the correct, valid promo code at the point of application. No incentives will be paid or issued without the relevant code.

Refer a Friend Incentive

If you refer a friend to a Homes for Students property you may receive vouchers, discount, or cashback.

  1. The refer a friend offer will only be valid on certain properties, as advertised from time to time.
  2. Students must refer a friend who books at a Homes for Students property.
  3. The referred friend must make Homes for Students aware that they have been referred by naming the referring friend in writing (email).
  4. The student will only receive the incentive when they have checked in to the property and paid at least the first instalment of rent.
  5. Not in conjunction with any other offer.
  6. Subject to availability.

Group Booking Incentive

If you book as a group with Homes for Students, you may receive a discount or vouchers.

  1. The 'group booking' offer will only be valid on certain properties, as advertised from time to time.
  2. Customers must book as a group at the same time at a Homes for Students property.
  3. The customers must make Homes for Students aware that they are booking as a group or book as a group through the Homes for Students website.
  4. The customers will only receive the vouchers when they have checked in to the property.
  5. If any members of the group cancel within the Initial Cancellation Period, or fail to move in, the group offer will not apply.
  6. Not in conjunction with any other offer.
  7. Subject to availability

Prize Draw Incentives

From time to time, Homes for Students will run prize draw incentives. Time limits will be strictly adhered to and the contents of the prize may change subject to availability.

  • Eligibility: anyone booking a room at Rockingham House in May 2019 (for the academic year starting Sep 2019) will be automatically entered into the draw.

Barker House Referrer Incentive

The student who refers and the referred students will be entered into the draw. Whoever wins will get to choose a friend to take. 2 people up to £1500 in total, for 2 nights, 3 days in a European city of their choice.

Book Before Christmas Inventive (New Customers)

If you book your room with Homes for Students before Christmas, you may receive a booking incentive.

  1. The student must be a new customer to Homes for Students.
  2. Incentives will be distributed to students after they have checked in the following September.
  3. Should the student withdraw from their contract at any point during the contract term, the value of the booking incentive is repayable by the student and may be recovered from any deposit paid.

Free Guarantor Offer

If you book your accommodation with Homes for Students, you may receive our Free Guarantor Offer.

  1. Homes for Students will pay the Guarantor fee for international students.
  2. Should the student withdraw from their contract at any point during the contract term, the value of the booking incentive is repayable by the student and may be recovered from any deposit paid.
  3. Not in conjunction with any other offer unless specified.

Free Bike Offer

If you book your accommodation with Homes for Students, you may receive a free bike.

  1. Homes for Students will procure a bike to the value of £200.
  2. Students will receive their bike during October in the academic year the incentive applies to.
  3. The student must collect their bicycle from the property receptions by 15th December in the academic year the incentive applies to. If the bicycle has not been collected by then the offer is invalidated and the bicycle will be withdrawn.

Free Apple Watch Promotion

If you book your accommodation with Homes for Students, you may receive a free Apple Watch.

  1. Homes for Students will procure an Apple Watch up to the value of £300.
  2. Students will receive their Apple Watch during October in the academic year the incentive applies to.
  3. All booking incentives are only applicable to ‘full year’ bookings longer than 40 weeks.
  4. The student must claim their booking incentive by 15th December in the academic year the incentive applies to. If the incentive has not been received by then, the student must highlight this in writing to the Property Manager. Annual Odeon Cinema Promotion

If you book your accommodation with Homes for Students, you may receive an annual Odeon cinema voucher.

  1. Homes for Students will procure an annual Odeon cinema voucher up to the value of £144.50. Students will receive their Odeon cinema voucher during October in the academic year the incentive applies to.
  2. Membership includes all Odeon cinemas in the UK, except the Central London Odeon cinemas. The current list of Central London Odeon cinemas is: Leicester Square, Leicester Square Studios, Panton Street, Covent Garden, Tottenham Court Road, Marble Arch, Whiteleys and Camden. BFI IMAX and The Lounge at Whiteleys are not included.Please check the Odeon website for full list of excluded cinemas as this may change without notice.
  3. The student must claim their booking incentive by 15th December in the academic year the incentive applies to. If the incentive has not been received by then, the student must highlight this in writing to the Property Manager. Incentives not received without notification to the Property Manager become invalid.

Book a Viewing Vouchers

If you book a viewing at one of our properties, you may receive a voucher.

  1. This offer is only valid for certain properties, visit the property page to see if that property qualifies.
  2. The voucher will be issued to the student on-site.
  3. The student must give personal details and consent to being contacted for audit purposes in order to receive the voucher.
  4. The student must sign to say they have been issued with the voucher.
  5. Subject to availability.

Group Booking Gadget Bundle / Tech Bundle & Garden Pack

If you book as a group with Homes for Students, you may receive a 'bundle'.

  1. The group booking offer will only be valid at certain properties, as advertised from time to time.
  2. Customers must book as a group of four or more students at a qualifying Homes for Students property.
  3. The customers must make Homes for Students aware that they are booking as a group or book as a group through the Homes for Students website.
  4. The customers will only receive the gadget bundle when they have all checked in to the property. If any members of the group cancel within the Initial Cancellation Period, or fail to move in, the group offer will not apply.
  5. Not in conjunction with any other offer.
  6. Subject to availability.
  7. The items that form part of the bundle must be left in the property at the end of the contract – they remain the property of Homes for Students.

Annual Bus Pass

The bus pass offer is only valid at certain properties, as advertised from time to time.

  1. Students will receive The bus pass before or during October in the academic year the incentive applies to. No reimbursement of travel fares will be made in the interim period between moving in and receipt of the bus pass.
  2. Should the student withdraw from their contract at any point during the contract term, the value of the booking incentive is repayable by the student and may be recovered from any deposit paid.
  3. All booking incentives are only applicable to ‘full year’ bookings longer than 40 weeks.
  4. Not in conjunction with any other offer unless specified.
  5. Subject to availability.

Summer & Short Term Bookings

A summer booking is defined as any booking starting and ending between the 1st June 2020 and 30th September 2020 (inclusive), outside of the normal academic year allocations and pricing structure operated by Homes for Students or Prestige Student Living.

Anyone booking a short stay at a Homes for Students or Prestige Student Living property during the summer period can save up to 20% on our standard pricing.

  • 0-4 week stay - Standard Summer Pricing
  • 4-6 week stay - Save 10%
  • 6 weeks+ - Save 20%

Current students (extending their stay at a Homes for Students or Prestige Student Living property) can save up to 33% (based on our standard pricing) when booking 6 weeks inclusively at their property. Ask a member of the team for more information.

These summer prices do not include any other incentives or promotions which may or may not be offered separately, and availability can be confirmed by the property teams on enquiry.
