Terms and Conditions

    • T&Cs
      • The offer only applies when a group of 8 or more individuals book a townhouse.
      • The customers must make Homes for Students aware that they are booking as a group or book as a group through the Homes for Students website.
      • If less than 8 individuals complete the booking process, the offer will be invalid, but the rooms already booked will be contractually binding and cannot be cancelled outside of the cooling off period.
      • If any members of the group cancel within the Initial Cancellation Period, or fail to move in, the group offer will not apply.
      • The offer runs from the 1st April 2021 until 31st May 2021.
      • Subletting in the vacant rooms will not be permitted and will be in breach of the tenancy conditions.
      • Any damage in the communal spaces and/or the vacant rooms will be deemed the responsibility of all tenants.
      • Possessions stored in the vacant rooms will be left at the risk of the individuals and Homes for Students cannot be held responsible.
      • There is limited availability and as such the offer is subject to availability at the time of booking.
      • The offer is not to be used in conjunction with any other offer.


      1. 20% off rent for medical students is subject to availability.

      2. You must provide clear evidence upon request of studying a relevant Medical course in higher education.

      3. Eligibility for offer is at the discretion of HFS, please speak to your site’s property manager for further information on this.

      4. 20% discount in form of rental rebate, you must pay and complete your instalment method (3,4 or 10 instalments) or pay in full before your check in date to be eligible for the 20% rebate.

      5. This offer is only available for full academic year stays for the 21/22 academic year.


      1. Prospective first year students who have applied to attend a University or a Higher Education Institution in any of the cities in which Homes for Students operates, and who book a room with Homes for Students, will be allowed to be released from their Tenancy Agreement if, as a result of not achieving the required A-Level, Scottish Higher (or equivalent) results, they do not gain a place at their chosen university and evidence is provided.

      2. Only new customers who have never lived at a Homes for Students property are eligible.

      3. If a customer does not gain a place at their chosen University or College and wishes to be released from their Tenancy Agreement, they must provide Homes for Students with evidence of their rejection and evidence of the reason why (proof of results achieved etc) no later than 3 working days after their results day.

      4. Evidence can be a written rejection letter from the University/College/UCAS, or a screen shot of the customer’s UCAS status along with the results etc. This can be emailed to [email protected] or posted to Homes for Students, Clock Tower Park, Longmoor Lane, Fazakerley, Liverpool, L10 1LD.

      5. Customers who do not apply to be released from their Tenancy Agreement within this timescale and provide the correct evidence will be bound by the terms and conditions set out in the Tenancy Agreement.


      1. Prospective international students who have applied to attend a University or a Higher Education Institution in any of the cities in which Homes for Students operates, and who book a room with Homes for Students, will be allowed to be released from their Tenancy Agreement if they do not receive the entry Visa they require for their study in the UK and evidence is provided.

      2. Only new customers who have never lived at a Homes for Students property are eligible.

      3. If a customer does not receive the entry Visa they require for their study in the UK and wishes to be released from their Tenancy Agreement, they must provide Homes for Students with evidence of their refusal of entry to the UK to study no later than 7 days after notification of their refusal.

      4. Evidence can be a copy of the letter from the Home Office, UK Visas and Immigration service or other official Visa issuing body as well as a letter from the university, sponsor or institution where they were supposed to be studying. It must clearly show the student’s full name, address and date of issue. This can be emailed to [email protected] or posted to Homes for Students, 3 Clock Tower Park, Longmoor Lane, Fazakerley, Liverpool, L10 1LD.

      5. Customers who do not apply to be released from their Tenancy Agreement within this timescale will be bound by the terms and conditions set out in the Tenancy Agreement.

    • Some Homes for Students properties include a discounted rate or special offer. If this is displayed on the website you may be eligible to receive this discount.

      1. Customers who book a room at a Homes for Students property when a discount promotion is running may be eligible to receive the discounted rate.

      2. Any discounts offered will be taken off your last payment of rent. However this will be displayed on the website as what the weekly rate would be with the discount taken into consideration.

      3. Homes for Students do not accept responsibility for any errors or incorrect information shown on any website that is not owned and operated by Homes for Students Ltd and as such, are not bound to honour any rates or information displayed on a third party website or social media where it differs from that shown on our own websites.

      4. Homes for Students do not accept responsibility for any vouchers, discounts, or incentives run by any website that is not owned and operated by Homes for Students Ltd and as such, are not bound to honour any incentives they may offer as part of their own marketing where it differs from that shown on our own websites.


      CANALSIDE REBOOKER DISCOUNT


      1. £5 discount on all rooms and tenancies on the day of the event; Wednesday 15th January 2020 and the day after only.

      2. The Canalside refer a friend incentive will be extended on the 15th and 16th January 2020 so that both the referred and referring friends receive the incentive. The referred friend must attend the event.

    • Rent is due 14 days before the contract start date if paying in instalments or on 1st August before the contract start date if paying in full in a single instalment, and rent must be paid before a student can move in to the property. It is very important that students communicate any difficulties meeting this obligation to the Property Manager as early as possible to prevent any issues.

      If agreed by the Property Manager*, and providing the correct supporting evidence is supplied, students may be allowed to defer the first payment of rent to fit in with student loan schedules, for example.

      If agreed, a minimum of 2 weeks’ rent* must be paid before the student moves in and any deferment of rent is subject to an admin fee of £50 to set up the deferred payment schedule which will also need to be paid before the student moves in.

      * To defer payment for Brayford Quay in Lincoln, a minimum of 4 weeks rent is required. This is payable before the student moves in.

    • Students who rebook their room are able to have their deposits transferred from one year to the next within the Deposit Protection Service. For more information please contact the Sales Team on +44 (0)333 344 2829.

      * Brayford Quay do not transfer deposits from year to year. Rebookers will be required to provide a deposit at the start of each year, which will be refunded 28 days after the end of the previous tenancy.


    • 20/21 and 21/22 Incentive for Janet Poole House and Garrow House Only – Valid 17 Feb 2021 to 30 Apr 2021.

      Book for a minimum 15 weeks for 20/21 and a full contract for 21/22 and get 7 week’s rent free.

      Students travelling from overseas to study in London can benefit from 3 weeks free rent for 20/21 at either Janet Poole House or Garrow House only. Minimum stay is 15 weeks (first 3 weeks are free). Last check-in date is 8th May 2021.

      Students can stay any period from Feb 21 to 18 August 2021, subject to a minimum stay of 15 weeks.

      The first 3 weeks will be rent free.

      Students must pay in 1 or 2 installments, initial payment required before check-in.

      Last available check in is 8th May 2021 (to ensure checkout is no later than 21 Aug 2021).

      This offer is not exclusive to students domiciled outside the UK and may be offered to UK residents.

      1. The Promoter
      The promoter is: Homes for Students Ltd, The Innovation Centre, Hornbeam Park, Hookstone Road, Harrogate, HG2 8QT.

      2. The Promotion
      2.1. The title of the Promotion ss Grab & Grand Giveaway & £20 voucher for each booker throughout February 2021.
      2.2. Any student who books or rebooks their accommodation from 00:00 on 1st February 2021 to 23:59 on 28th Feb 2021 will automatically be entered into the Grab a Grand Giveaway.
      2.3. Bookers throughout February 2021 will also receive a £20 Love2Shop E-Voucher within 5 days of completing their booking (deposit paid and tenancy agreement electronically accepted/signed).
      2.4. Love2Shop vouchers will be issued on a first come-first-served basis and are subject to availability and budget cap. Once the cap per property is reached, this part of the Promotion will cease. The Amazon voucher draw remains unaffected.

      3. How to Enter
      3.1. The Promotion will run from 00:00 on 1st Feb 2021 to 23:59 on 28th Feb 2021 (the Promotion Period).
      3.2. Students making a booking for 2021-22 academic year during February 2021 are automatically entered into the Grab a Grand Giveaway Promotion.
      3.3. A ‘booking’ is where a deposit has been paid and a tenancy agreement signed or electronically accepted online.

      4. Eligibility
      4.1. Students must have paid their deposit and electronically accepted/signed a tenancy agreement for a 2021-22 academic year booking to be eligible to win one of the five £1000 vouchers.
      4.2. The winners of the competition must have paid rent due in accordance with their tenancy agreement before their prize will be issued.
      4.3. The winner of the competition must live in a property managed by Homes for Students Ltd.
      4.4. Winners must give unconditional permission for their names and photograph images to be used in any promotion as prescribed by the Promoter.
      4.5. Students who have debt outstanding from any previous bookings are not eligible to win.

      5. Prizes
      5.1. There are 5 main prizes available in the Promotion across all Homes for Students Ltd PBSA brands stated in point 2.5.
      5.2. There are 5 prizes of a £1,000 Amazon voucher.
      5.3. There is no cash alternative for the prize.
      5.4. The prizes will be supplied by the Promoter.
      5.5. The Promoter reserves the right to substitute the prize with an alternative prize of equal or greater value if circumstances beyond the Promoter's control makes it necessary to do so.
      5.6. The prize is not negotiable or transferable.
      5.7. Winners must respond to the email/phone call notification that they are a winner within 7 days. The Promoter will use all reasonable endeavours to contact the winners. Students booking for the 2021-22 academic year during the Promotion Period will receive a £20 Love2Shop voucher, subject to availability and budget cap. Love2Shop vouchers are issued on a first come-first served basis and this part of the Promotion will cease when the budget cap is reached.
      5.8. Prize List
      a. 5 (five) £1,000 Amazon Vouchers
      i. issued to the winner after rent due in accordance with the tenancy agreement has been paid and subject to the eligibility criteria.
      b. £20 Love2Shop voucher1st come 1st serve basis/subject to availability.
      i. The voucher will be issued as an e-voucher code once the 2021-22 academic year booking has been completed (deposit paid and agreement accepted/signed).
      ii. The e-voucher code will be issued within 5 days of the booking being completed (deposit paid and agreement accepted/signed).
      iii. Each property has a budget cap; once the cap is reached no further £20 Love2Shop vouchers will be available at that property.
      iv. Other booking incentives (eg. cashback) will still apply where this is stated.
      v. Eligibility for any other applicable promotions will continue throughout the Promotion Period.
      vi. If the booking is cancelled at any point, the value of the Love2Shop voucher will be deducted from the student’s deposit.

      6. Winners
      6.1. The promoter will contact each of the 5 winners personally via email and phone and will make all reasonable endeavours to contact the winners.

      7. Claiming the Prize
      7.1. The prize may not be claimed by a third party on the winner’s behalf.
      7.2. The Promoter will make all reasonable endeavours to contact the winner. If the winner cannot be contacted, is not available, is not eligible, or has not responded to claim their prize within 7 of days of the initial contact, the Promoter reserves the right to re-draw the prize and offer the unclaimed prize to another prize draw participant.
      7.3. If the winner does not subsequently pay rent in accordance with the tenancy agreement, move in to the property, or becomes ineligible, the Promoter reserves the right to re-draw the prize and offer it to another prize draw participant.
      7.4. The Promoter does not accept any responsibility if an individual is not able to take up the prize, if the notification is not received within the allotted time limit, or for any other circumstance that prevents the winner claiming the prize.

      8. Data Protection and Publicity
      8.1. The winners’ names and accommodation name will be utilised on Homes for Students Ltd’s social media and other promotional channels.
      8.2. The winners’ social media handles will be used on Homes for Students Ltd’s social media and other promotional channels with permission from the winner.
      8.3. By claiming a £1000 Amazon voucher, the winner agrees that their data may be used in this way.

      9. General
      9.1. The Promoter reserves the right to hold void, suspend, cancel, or amend the prize competition where it becomes necessary to do so.
      9.2. The Promoter’s decision is final.
      9.3. Nothing in this Promotion affects or alters the terms of your Tenancy Agreement, or any clauses within it.


      1. Offers are subject to availability and subject to budget caps. At peak periods, offers are subject to change or removal without prior notice.

      2. Promotions and incentives are only valid if the claiming student fulfils the requirements of the booking including moving in to the property and paying at least the first instalment of rent.

      3. Offers start and finish on specified dates – bookings outside of these dates are not eligible.

      4. The student must claim their booking incentive by 15th December in the academic year the incentive applies to. If the incentive has not been received by then, the student must highlight this in writing to the Property Manager. Incentives not received without notification to the Property Manager become invalid.

      5. All booking incentives must be logged with the correct, valid promo code at the point of application. No incentives will be paid or issued without the relevant code.

    • Homes for Students customers who refer a friend to live in any Homes for Students property in the coming academic year will receive £100 cashback, subject to the following terms and conditions:

      This offer is open from 1st November 2020 to 31st October 2021

      To qualify for the incentive, the referrer must either currently live at a Homes for Students property, have completed a booking form for the 2021/22 academic year or have a valid tenancy agreement with Homes for Students for the 2020/21 academic year.
      Qualifying referrers will receive the incentive once they have checked into their Homes for Students property and paid at least the first instalment of rent.
      The referrer will receive the incentive by cashback, paid directly into the bank account used to pay rent instalments.
      The following conditions must have also been met by the referred friend.
      For the referrer to receive the incentive, the referred friend must:

      1. Not be a current resident at any Homes for Students property when declaring the recommendation.

      2. Not have been referred to Homes for Students by anyone else.

      3. Make Homes for Students aware that they have been referred by naming the referring friend, either at the time of booking or in writing by email.

      4. Check in to their Homes for Students property and have paid at least the first instalment of rent.

      5. Hold a valid tenancy agreement on 31st October 2021 and not have given Homes for Students the notice to cancel their agreement.

      6. Have agreed to the Homes for Students 2021/22 tenancy agreement terms and conditions, paid their deposit and any cooling off period must have expired.


      There is no limit to the number of friends that the referrer may refer to Homes for Students.

      Bookings taken after September 2021 will not be included in this incentive.

    • If you currently live with us and re-book your accommodation you may receive a booking incentive, vouchers, or cashback.

      1. The booking incentive will only be issued after the Initial Cancellation Period has passed.

      1. Homes for Students will procure a bike to the value of £200.

      2. Students will receive their bike during October in the academic year the incentive applies to.

      3. The student must collect their bicycle from the property receptions by 15th December in the academic year the incentive applies to. If the bicycle has not been collected by then the offer is invalidated and the bicycle will be withdrawn.

    • If you book your accommodation with Homes for Students, you may receive an annual Odeon cinema voucher.

      1. Homes for Students will procure an annual Odeon cinema voucher up to the value of £144.50. Students will receive their Odeon cinema voucher during October in the academic year the incentive applies to.

      2. Membership includes all Odeon cinemas in the UK, except the Central London Odeon cinemas. The current list of Central London Odeon cinemas is: Leicester Square, Leicester Square Studios, Panton Street, Covent Garden, Tottenham Court Road, Marble Arch, Whiteleys and Camden.       3. The student must claim their booking incentive by 15th December in the academic year the incentive applies to. If the incentive has not been received by then, the student must highlight this in writing to the Property Manager. Incentives not received without notification to the Property Manager become invalid.

    • If you book your accommodation with Homes for Students, you may receive a free Apple Watch.

      1. Homes for Students will procure an Apple Watch up to the value of £300.

      2. Students will receive their Apple Watch during October in the academic year the incentive applies to.

      3. All booking incentives are only applicable to ‘full year’ bookings longer than 40 weeks.

      4. The student must claim their booking incentive by 15th December in the academic year the incentive applies to. If the incentive has not been received by then, the student must highlight this in writing to the Property Manager. Incentives not received without notification to the Property Manager become invalid.

      5. Not in conjunction with any other offer.

      6. Subject to availability.

    • The bus pass offer is only valid at certain properties, as advertised from time to time.

      1. Students will receive The bus pass before or during October in the academic year the incentive applies to. No reimbursement of travel fares will be made in the interim period between moving in and receipt of the bus pass.

      2. Should the student withdraw from their contract at any point during the contract term, the value of the booking incentive is repayable by the student and may be recovered from any deposit paid.

      3. All booking incentives are only applicable to ‘full year’ bookings longer than 40 weeks.

      4. Not in conjunction with any other offer unless specified.

      5. Subject to availability.

    • If you book as a group with Homes for Students, you may receive a 'bundle'.

      1. The group booking offer will only be valid at certain properties, as advertised from time to time.

      2. Customers must book as a group of four or more students at a qualifying Homes for Students property.

      3. The customers must make Homes for Students aware that they are booking as a group or book as a group through the Homes for Students website.

      4. The customers will only receive the gadget bundle when they have all checked in to the property. If any members of the group cancel within the Initial Cancellation Period, or fail to move in, the group offer will not apply.

      5. Not in conjunction with any other offer.

      6. Subject to availability.

      7. The items that form part of the bundle must be left in the property at the end of the contract – they remain the property of Homes for Students.

    • If you book a viewing at one of our properties, you may receive a voucher.

      1. This offer is only valid for certain properties, visit the property page to see if that property qualifies.

      2. The voucher will be issued to the student on-site.

      3. The student must give personal details and consent to being contacted for audit purposes in order to receive the voucher.

      4. The student must sign to say they have been issued with the voucher.

      5. Subject to availability.


      • Wired Base Speed – 1Gbps speed

      • A Wireless Base Service providing up to 250Mbps*

        • * Wireless speeds are an up to speed and not limited to following dependencies on the environment of the user’s room including the number of devices connected, capability and usage of devices and avoidance of interference from outside factors.

    • All students who book a room for the 21/22 academic year at Danesgate House, Lincoln will be automatically entered into the draw for a years free rent.

      The end date and booking deadline for this offer is 04/10/21.

      Payment will be equivalent of a 46 week tenancy of a bronze en-suite (£5,290) as per HFS official 21/22 pricing.

      If your full yearly rent is greater than £5,290 you will still be liable for remaining balance of rent.

      Years free rent will come in the form of a rental Rebate, to be eligible for this incentive you must have either paid in full before draw date or paid agreed 1st instalment.

      If you receive the incentive prize of £5,290 (Years free rent) you must not cancel your tenancy or find a replacement tenant, this will result in liability for the full rent amount of your stay and incentive will be cancelled.

      This incentive is not applicable for any other academic year cycle but 21/22 and is not transferable.

      All other normal tenancy terms apply.

       

      1. If a prize is available, no alternative prize, or cash alternative will be available unless specified in writing.

    • Only eligible for rebookers from 20-21 to 21-22 academic year. Must book the same room for both years. 21-22 tenancy must be completed before their current tenancy ends or 30th June 2021, whichever is earlier, to be eligible for free summer storage.

      If taking summer storage offer, your room will not be included in our end of tenancy cleaning schedule. Summer storage offer holds no financial value in the event of early cancellation or other. If the student’s 21-22 tenancy is cancelled, summer storage offer will be ceased, and tenants are required to pick up their belongings within 48 hours.

      Room will only be available for storage, not occupying. Electrical goods may not be left powered on over the summer storage period. Items in communal spaces (ie kitchen and corridors) must be removed and placed in bedrooms only. Items should not be in corridors as this is a fire risk. All items are left at the owners risk, no liability is assumed by Homes for Students. Contents insurance to be acquired by tenants (if required), not Homes for Students.

      Homes for Students will require access to the bedrooms for health and safety, compliance and emergencies. Tenants will be required to leave their key with Homes for Students for the duration of the summer storage period. Access will be granted on reasonable request via the property team. Waiver and T&C’s must be signed to confirm booking of summer storage offer. Please email [email protected] for details or see the property team in person.

      Homes for Students reserves the right to amend the aforementioned terms and conditions if necessary.
    • A summer booking is defined as any booking starting and ending between the 1st June 2021 and 30th September 2021 (inclusive), outside of the normal academic year allocations and pricing structure operated by Homes for Students or Prestige Student Living.

      Anyone booking a short stay at a Homes for Students or Prestige Student Living property during the summer period can save up to 20% on our standard pricing.

    • Our full termination policy is detailed for you within the booking section of our website. Please read it carefully and ensure that you fully understand it.

      You can cancel your booking up to 14 days after you accept your offer or pay your deposit (the Initial Cancellation Period), which reduces to 7 days from 1st August ahead of the academic year being booked, providing you have not already moved in to the property and we will refund your security deposit in full. Deposits will normally be refunded within 28 working days of cancellation, however our legal obligation as a landlord is to secure all deposits with a third party protection scheme. In the event that your deposit has already been sent to the protection scheme by the time you cancel your booking, your refund could take up to 60 days to be refunded due to the protection scheme’s processing period and your deposit refund will come directly from them – you will need your repayment ID which will be sent to you directly by the protection scheme. If the deposit has already been sent to the deposit protection scheme, unfortunately, we are unable to influence their processing time.

      If you cancel your booking after the 14 day Initial Cancellation Period (7 days after 1st August), you will remain liable for the weekly rent (for each and every week or part week) until we are able to re-let the room. If we are able to re-let the room we will release you from the agreement upon payment of a £50 variation of contract fee which we will recover by retaining part or all of your deposit. If you have paid a lower deposit amount, that’s the amount that will be retained.

      Extended cancellation policy (21-22 academic year bookings):

      Some properties have an extended flexible cancellation period for 21-22 academic year bookings, as per the lists below. Properties that appear in this list will allow cancellation of your booking up to 31st May 2021 for any reason without penalty, and we will refund your security deposit in full as outlined in the standard cancellation terms.

      1. This applies to any tenancy length for 21-22 academic year bookings only. For the avoidance of doubt, it does not apply to any bookings for accommodation during the 20-21 academic year or summer 2021 period.

      2. You must notify us in writing (including email) no later than 23:59:59 on 31/05/2021. After this date, the standard cancellation terms apply.

      3. This promotion is in addition to our standard cancellation terms which continue unaffected.

      4. This promotion only applies to bookings made directly with us or through an agent and does not apply to bookings made via universities or other institutions as part of a nominations or referral agreement unless expressly specified.

      5. Cancelling your booking using this promotion invalidates any other promotion you may have been eligible for, including but not limited to any prize draws, cashbacks or referral incentives.

      6. Existing customers must be up to date with payments due on their account to be eligible for this promotion.

      Students who make a booking at the following properties after 08/02/2021 but before 31/03/2021 can benefit from this extended cancellation policy:

    • The tenancy agreement is a legal contract between the tenant and Homes for Students. The tenancy agreement is for a fixed term and the student (and guarantor) are liable for the full term of that agreement unless and until express written release is granted.

      The usual Termination of Student Tenancy Policy applies for all cancellation requests that are not EXPLICITLY related to the COVID-19 (Corona virus) outbreak.
    • A student can cancel a tenancy agreement for up to 14 days after the date the booking is confirmed (the Initial Cancellation Period). For bookings made from 1st August to 30th September ahead of the academic year the booking is for, the Initial Cancellation Period reduces to 7 days. We will refund the full security deposit. £20 will be deducted from the refunded amount to cover any international bank charges for deposit refunds made to non-UK banks.
    • If a student wishes to cancel outside of the Initial Cancellation Period, and the cancellation reason is explicitly related to COVID-19, then the following applies: COVID-19 Special Cancellation Policy (2020-21 Academic Year)
    • You may cancel outside of the Initial Cancellation Period in the following circumstances:

      • 20-21 Course which is reliant on IELTS/Pre-sessional course
        If the student is a prospective first year Undergraduate or Postgraduate student and the offer of a place at the University or Higher Education Institute in the UK is subject to completing and passing an IELTS (or equivalent) in the UK or in the student’s country of origin, and this is unable to be completed because the IELTS (or equivalent) is withdrawn entirely, the student may be eligible to be released from the 20-21 tenancy agreement.

        The student must provide written evidence that the course is no longer taking place at all within 3 days of being notified by the education institute and we will release the student from the 20-21 contract without penalty and refund the deposit paid.

      • Travel Ban
        If the student is unable to travel to, or enter, the UK due to a restriction on leaving their country of origin, or a restriction on entering the UK which means they cannot arrive in time to start their course, the student may be eligible to be released from this agreement subject to evidence being provided of a formal travel ban being in force.

        There must be a specific government ban in place at the start date of the student’s course that prevents the student coming to the UK, or entering the UK in time to start their course, and there must be no realistic prospect of a delayed course start date.

      • 20-21 Flexible Start
        *SOME PROPERTIES ARE EXCLUDED FROM THE 2020-21 FLEXIBLE START POLICY, THIS IS ONLY APPLICABLE AT PROPERTIES AS DISPLAYED

        If the course start date in the UK is formally delayed by the University or Higher Education Institute, the student may be eligible for a reduction in the 20-21 tenancy length, and start the tenancy later.

      • The student must provide written evidence that the course start date has been delayed within 3 days of being notified by the education institute, or this must be publicly available and formally announced by the University, the contract may be adjusted accordingly.

      • If a tenancy agreement is adjusted, the reduction in tenancy length will be by a maximum of the length of the formal delay to teaching unless specifically stated otherwise. Some properties may have a maximum length of delay.

    • A tenancy cannot be terminated outside of the Initial Cancellation Period by a student who is already in the UK, or by a student who does not want to attend the university, or who does not want to come to the UK of their own choice. The student remains liable for the entire rent until a suitable replacement tenant is found and all clauses within the tenancy agreement remain applicable. If the room is re-let we will refund the deposit, less any appropriate charges and a deduction of £50 for the administration of the variation of the tenancy agreement.
