No Place No Pay

  1. Prospective first year students who have applied to attend a University or a Higher Education Institution in any of the cities in which Homes for Students operates, and who book a room with Homes for Students, will be allowed to be released from their Tenancy Agreement if, as a result of not achieving the required A-Level, Scottish Higher (or equivalent) results, they do not gain a place at their chosen university and evidence is provided.
  2. Only new customers who have never lived at a Homes for Students property are eligible.
  3. If a customer does not gain a place at their chosen University or College and wishes to be released from their Tenancy Agreement, they must provide Homes for Students with evidence of their rejection and evidence of the reason why (proof of results achieved etc) no later than 2 working days after their exam results day.
  4. Evidence can be a written rejection letter from the University/College/UCAS, or a screen shot of the customer’s UCAS status along with the results etc. This can be emailed to salesenquiries@wearehomesforstudents.com or posted to Homes for Students, Clock Tower Park, Longmoor Lane, Fazakerley, Liverpool, L10 1LD.
  5. Customers who do not apply to be released from their Tenancy Agreement within this timescale and provide the correct evidence will be bound by the terms and conditions set out in the Tenancy Agreement.

No Visa No Pay

  1. Prospective international students who have applied to attend a University or a Higher Education Institution in any of the cities in which Homes for Students operates, and who book a room with Homes for Students, will be allowed to be released from their Tenancy Agreement if they do not receive the entry Visa they require for their study in the UK and evidence is provided.
  2. Only new customers who have never lived at a Homes for Students property are eligible.
  3. If a customer does not receive the entry Visa they require for their study in the UK and wishes to be released from their Tenancy Agreement, they must provide Homes for Students with evidence of their refusal of entry to the UK to study no later than 7 days after notification of their refusal.
  4. Evidence can be a copy of the letter from the Home Office or other official Visa issuing body as well as a letter from the university, sponsor or institution where they were supposed to be studying. It must clearly show the student’s full name, address and date of issue. This can be emailed to salesenquiries@wearehomesforstudents.com or posted to Homes for Students, Clock Tower Park, Longmoor Lane, Fazakerley, Liverpool, L10 1LD.
  5. Customers who do not apply to be released from their Tenancy Agreement within this timescale will be bound by the terms and conditions set out in the Tenancy Agreement.

Discounted Room Prices

Some Homes for Students properties include a discounted rate or special offer. If this is displayed on the website you may be eligible to receive this discount.

  1. Customers who book a room at a Homes for Students property when a discount promotion is running may be eligible to receive the discounted rate.
  2. Any discounts offered will be taken off your last payment of rent. However this will be displayed on the website as what the weekly rate would be with the discount taken into consideration.
  3. Homes for Students do not accept responsibility for any errors or incorrect information shown on any website that is not owned and operated by Homes for Students Ltd and as such, are not bound to honour any rates or information displayed on a third party website or social media where it differs from that shown on our own websites.

Cancellation Policy

Our full termination policy is detailed for you within the booking section of our website. Please read it carefully and ensure that you fully understand it.

You can cancel your booking up to 14 days after you accept your offer or pay your deposit (the Initial Cancellation Period) providing you have not already moved in to the property and we will refund your security deposit in full. Deposits will normally be refunded within 28 working days of cancellation, however our legal obligation as a landlord is to secure all deposits with a third party protection scheme. In the event that your deposit has already been sent to the protection scheme by the time you cancel your booking, your refund could take up to 60 days to be refunded due to the protection scheme’s processing period and your deposit refund will come directly from them – you will need your repayment ID which will be sent to you directly by the protection scheme. If the deposit has already been sent to the deposit protection scheme, unfortunately, we are unable to influence their processing time.

If you cancel your booking after the 14 day Initial Cancellation Period, you will remain liable for the weekly rent (for each and every week or part week) until we are able to re-let the room. If we are able to re-let the room we will release you from the agreement upon payment of a £250 release fee which we will recover by retaining your deposit (which will not, therefore, be returned). If you have paid a lower deposit amount, that’s the amount that will be retained.

Deferred Payment Policy

All rent is due 14 days before the contract start date and must be paid before a student can move in to the property. It is very important that students communicate any difficulties meeting this obligation to the Property Manager as early as possible to prevent any issues.

If agreed by the Property Manager, and providing the correct supporting evidence is supplied, students may be allowed to defer the first payment of rent to fit in with student loan schedules, for example.

If agreed, a minimum of 2 weeks’ rent must be paid before the student moves in and any deferment of rent is subject to an admin fee of £50 to set up the deferred payment schedule which will also need to be paid before the student moves in.

Rebooking Policy

Students who rebook their room are able to have their deposits transferred from one year to the next within the Deposit Protection Service. For more information please contact the Sales Team on +44 (0)333 344 2829.

Halloween Selfie Competition

  1. 1 x £250 Amazon voucher is available to be won. No cash alternative will be given. The prize must be claimed within eight weeks of the winner being announced.
  2. The entry must be made by a full time student.
  3. The competition will open on 28th October 2017.
  4. Students may enter the competition by uploading their photo onto Homes for Students entry form, or by using the Hashtag #HFSHalloween.
  5. The photo with the most votes will be announced on 2nd November 2017, subject to these Terms and Conditions.
  6. In accepting the prize, the winner gives permission for Homes for Students to include them in publicity on social media and the Homes for Students website.
  7. The winner will be notified via private message on 2nd November 2017.
  8. The prize will be sent via recorded delivery post to the home address on our booking system within 7 days of the winner being notified.

#HFSMovember Competition

  1. 1 x £50 Amazon voucher is available to be won. No cash alternative will be given.
  2. The entry must be made by a full time student.
  3. The competition will open on 4th November 2017 and end on 30th November 2017.
  4. Students may enter the competition by uploading their photo onto Homes for Students entry form, or by using the Hashtag #HFSMovember.
  5. The photo with the most votes will be announced on 1st December 2017, subject to these Terms and Conditions.
  6. In accepting the prize, the winner gives permission for Homes for Students to include them in publicity on social media and the Homes for Students website.
  7. The winner must contact the company, providing their email address for receipt of the Amazon voucher, within 3 days of being announced as the winner.
  8. The prize will be sent via email to the winner with 7 days of the winner being notified.

Christmas Jumper Competition

  1. 1 x £200 Amazon voucher is available to be won. No cash alternative will be given.
  2. The entry must be made by a full time student.
  3. The competition will open on 12th December 2017 and end on 19th December 2017.
  4. Students may enter the competition by uploading their photo onto Homes for Students entry form, or by commenting their photo on a Homes for Students post.
  5. The photo with the most votes will be announced on 19th December 2017, subject to these Terms and Conditions.
  6. In accepting the prize, the winner gives permission for Homes for Students to include them in publicity on social media and the Homes for Students website.
  7. The winner will be announced on Social Media on 19th December 2017.
  8. The winner must contact the company within 2 days of being announced as the winner.
  9. The prize will be sent via recorded delivery post to the winners home address within 7 days of the winner being notified.

Refer a Friend

If you refer a friend to a Homes for Students property you may receive vouchers.

  1. The refer a friend offer will only be valid on certain properties, as advertised from time to time.
  2. Customers must refer a friend to book at a Homes for Students property.
  3. The 'friend' must make Homes for Students aware that they have been referred.
  4. The customer will only receive the vouchers when they have checked in to the property.
  5. Not to be used in conjunction with any other offer.
  6. Limited amount of vouchers available per property.

Group Booking

If you book as a group with Homes for Students, you may receive a discount or vouchers.

  1. The 'group booking' offer will only be valid on certain properties, as advertised from time to time.
  2. Customers must book as a group at a Homes for Students property.
  3. The customers must make Homes for Students aware that they are booking as a group or book as a group through the Homes for Students website.
  4. The customers will only receive the vouchers when they have checked in to the property.
  5. Not to be used in conjunction with any other offer.

Re-booker Vouchers

If you re-book your accommodation with Homes for Students for the 2018-19 academic year, you may receive vouchers.

  1. Vouchers will only be issued after the 14 day Initial Cancellation Period has passed.
  2. Booking must be accepted by the student by midnight on Monday 5th December 2017 for the voucher to be received before Christmas.
  3. The voucher cannot be guaranteed to be received before Christmas for bookings accepted by the student after Monday 5th December 2017.
  4. Should the student withdraw from their contract at any point during the contract term, the value of the voucher will be added to their account and is repayable by the student.
  5. Not to be used in conjunction with any other offer.

Book Before Christmas Vouchers (New Customers)

If you book your room with Homes for Students before Christmas 2017, you may receive vouchers.

  1. The student must be a new customer to Homes for Students.
  2. Vouchers will be distributed to students after they have checked in in September 2018.
  3. Should the student withdraw from their contract at any point during the contract term, the value of the voucher will be added to their account and is repayable by the student.
  4. Not to be used in conjunction with any other offer.

Vouchers, Pre-paid Credit Cards and Cashback

If you book your accommodation with Homes for Students, you may receive vouchers.

  1. Vouchers/Pre-paid Credit Cards will be distributed to students after they have checked in in September 2018.
  2. Should the student withdraw from their contract at any point during the contract term, the value of the voucher/pre-paid credit card will be added to their account and is repayable by the student.
  3. Not to be used in conjunction with any other offer.
  4. Vouchers/pre-paid credit cards are only applicable to full academic year tenancies (minimum 40 weeks).

Free Guarantor Offer

If you book your accommodation with Homes for Students, you may receive our Free Guarantor Offer.

  1. Homes for Students will pay the £300 Guarantor fee for international students.

Free Halfords Bike Offer

If you book your accommodation with Homes for Students, you may receive a free bike.

  1. Homes for Students will choose a bike for Halfords at the value of £200.
  2. Students will receive their bike in October when they have moved in.

Free Apple Watch Offer

If you book your accommodation with Homes for Students, you may receive a free Apple Watch.

  1. Homes for Students will purchase an Apple Watch for the value of £300.
  2. Students will receive their Apple Watch in October when they have moved in.
  3. Offer only valid on full academic stays, minimum of 40 week tenancies apply.

Annual Odeon Cinema Offer

If you book your accommodation with Homes for Students, you may receive an annual Odeon cinema voucher.

  1. Homes for Students will purchase an annual Odeon cinema voucher for the value of £144.
  2. Students will receive their Odeon cinema voucher in October when they have moved in.

Gym & Swim Membership Offer

If you book Powis Place, you may receive a free Gym and Swim membership.

  1. The membership is an off peak Gym and swim membership which includes all the classes.
  2. The membership is valid form the first date of your tenancy and is set up by visiting the gym any day on or after 02/09/2017 and signing up.
  3. Students can upgrade to a peak membership for a one off fee paid directly to Aberdeen Spots Village of £60.00.

Book a Viewing Vouchers

If you book a viewing at one of our properties, you may recieve a voucher.

  1. This offer is only vaild for certain properties, visit the property page to see if that property qualifies.
  2. The voucher will be given to the student on-site after the student has filled in their contact details.

The photography/images used to advertise a property on our website are typical of that property. Individual rooms may vary in layout and content may vary in layout and the contents within the rooms.

For new properties that are under construction, computer-generated images (CGI) may be used to represent what the property will look like when it is completed.
